Marketing for custom home builders

Home builder marketing that gets you named before a buyer ever calls.

A $1M buyer now asks ChatGPT and Google Maps who to build with, then calls the first builder who answers. We make sure your name comes up, your website shows the homes you are building now, and every call gets answered, even when you are on site.

For custom home builders in the United States, one builder per city. Start with a $997 30-day sprint, with your money back if nothing moves.

The short version

What is home builder marketing in 2026?

Everything between a buyer's first search and their first lot walk: Google Maps, Google results, ChatGPT and Perplexity answers, your website and your phone.

Custom home buyers research for months before they call anyone. Many start on Google Maps, more and more ask an AI assistant "who are the best custom home builders in" their town, and almost all of them look at the builder's website before they pick up the phone. A builder who is missing from any one of those steps loses buyers they never hear about.

The last step is the one most builders underestimate. Custom builders are on site most of the day, so calls go to voicemail, and a buyer with a $1.5M budget will usually ring the next name on the list rather than wait. Marketing that brings in buyers and then misses their call is money spent twice.

Our research

Who do AI engines recommend when buyers ask for a custom home builder?

A small group of builders per city, drawn mostly from directories, home builders associations, Parade of Homes results and local "best builder" lists.

On 13 October 2026 we checked 68 independent custom home builders across 12 US cities: Austin, Dallas, Nashville, Scottsdale, Charlotte, Raleigh, Denver, Atlanta, Tampa, Naples, Boise and Salt Lake City. We asked ChatGPT and Perplexity "Who are the best custom home builders in [city]?" and "I want to build a luxury custom home in [area]. Which builders should I talk to?", and searched Google and Google Maps for the same thing. This is what we found.

What we checked Builders found (of 68) What it showed
Named by ChatGPT for "best custom home builders in [city]" or a luxury-build question 10 Answers came from Houzz, local home builders associations, Parade of Homes results and local magazine "best builder" lists
Named by Perplexity for the same two questions 7 Perplexity cited the same kinds of directories and lists, plus builders’ own websites
Named by any AI engine at all 14 54 of the 68 builders were not named anywhere
Google top 10 for "custom home builders [city]" 0 Page one was a mix of other builders, national firms, Reddit, Facebook, Houzz and Yelp
Google Maps top three for "custom home builder" 2 Mostly a different set of builders from the ones the AI engines named

The builders were chosen for having a weaker website and signs of a healthy business, so this is not a random sample. AI answers change from day to day; this is a snapshot.

What you get

What is included in the Builder Growth System?

Six pieces of setup work done for you in about 30 working days, then the monthly work that keeps you on Google Maps and in AI answers.

01

A website that sells the homes you are building now

Your homes, a live "now building" tracker with each home’s stage and move-in date, your price range and areas, and an enquiry form that asks about budget, lot and timing. Built on your domain, fast on phones.

02

An AI phone agent for the calls you miss (pilot)

Answers when you are on site, in the evening and at weekends. Says it is an AI, asks the qualifying questions, offers a lot walk and emails you a summary of every call. New, so it runs as a pilot with our first builders, and you can switch it off at any time.

03

One place for every enquiry

Web form, phone and Google enquiries land on one simple board: new, lot walk booked, plans priced, signed. Every buyer gets an email reply within minutes.

04

Google Business Profile, rebuilt

Categories, services, service areas, project photos and posts, plus a routine for asking for reviews at each build milestone and at handover.

05

Pages Google and the AI engines can read

A page for each town you build in, plain answers on cost and process, and structured data that says what you build, where and from what price.

06

An AI search baseline

We ask ChatGPT, Perplexity and Google the questions your buyers ask, record who gets named and why, and fix what is keeping you off those answers.

Every month after that

  • The phone agent and enquiry board running, with call recordings checked and the script tuned
  • Weekly Google Business Profile posts and photos, review requests and replies
  • Two to four new pages a month: town pages, "now building" updates, cost and process guides
  • The same buyer questions rechecked every month in ChatGPT, Perplexity and Google, with fixes made
  • A one-page monthly report: calls answered, lot walks booked, enquiries by source, Maps position and AI mentions

Paid ads are not part of the first six months. Once enquiries are being caught properly we can add Meta or Google ads management, with the ad spend paid by you directly.

How much does home builder marketing cost?

After the sprint, the full system is $5,000 to set up, then $3,000 a month for a 6-month first term, then month to month. Ad spend is not included.

For comparison, agencies that work only with home builders commonly list minimum retainers of $5,000 a month or more, and most home-service businesses pay $2,500 to $10,000 a month for an agency. Builders generally put 1% to 3% of revenue into marketing, so a builder completing four $1M homes a year typically budgets $40,000 to $120,000 for it.

The sum that matters is simpler. At a typical gross margin of around 18%, one $1M home is worth about $180,000 to the builder. The system costs $36,000 a year, so one extra signed home every four years covers it. The phone line and call minutes for the AI phone agent are billed at cost and are not included in the monthly fee.

Guarantee

What does the guarantee cover?

Two measured promises: more enquiries than your starting point by month three, and being named in AI answers you were missing from, or we work for free.

  • 1.Enquiries. Before launch we count your enquiries per month from every source. If enquiries in days 31 to 90 are not above that starting point, month four is free.
  • 2.AI search. We track 20 fixed buyer questions. If, 90 days after launch, you are named in fewer than 3 of the questions where you were not named at the start, we do a further round of work at no charge.
  • •What we do not promise: homes sold. We are responsible for being found and for catching every enquiry. Turning a lot walk into a signed contract is yours.

Proof

Where has this been done before?

On two businesses Ger runs in Ireland, one his own and one he runs for its owner, with the numbers recorded as we went. Neither is a US home builder, and we would rather say so than pretend otherwise.

The Home Upgrade Co, Dublin. Kitchens, doors and fitted furniture, designed, supplied and fitted.

The closest thing to a builder: a local, high-ticket supply-and-fit business selling by town. Between 21 September and 7 October 2026, Perplexity went from naming it in 3 to 6 of 25 kitchen questions, and from citing its website in 14 to 17 of them, making it the most cited kitchen company website in Ireland on Perplexity. The number of kitchen searches where it ranks in Google's top 100 went from 12 to 23. ChatGPT now cites its Dublin kitchens page and cost guide and repeats its published price back to people asking.

Caveat: these are citations and enquiries, not signed contracts, and it is a kitchen business in Ireland, not a home builder.

Shamrock Electrical, Dublin. Electrical wholesaler, online store.

April 2026 baseline: named in 1 of 10 buyer questions. Within two months of structured data and answer-first content going live, ChatGPT named Shamrock first of five retailers for electric radiators in Ireland, and Bing later counted 301 Copilot citations across 36 of its pages.

Caveat: a product retailer, not a builder. Read the full case study.

Who is this for, and who is it not for?

Independent custom home builders completing around four or more homes a year, typically at $1M and up, who want more serious buyers rather than more clicks.

A good fit

  • ✓You build custom or semi-custom homes and do your own sales.
  • ✓Your website does not show what you are building today.
  • ✓Calls go to voicemail while you are on site.
  • ✓Competitors with fewer homes get named ahead of you.

Not a good fit

  • •Production builders selling from community sales offices.
  • •Builders who want paid ads only, with nothing else changed.
  • •Anyone looking for a guaranteed number of homes sold. Nobody can honestly sell that.

Questions builders ask us

How much does home builder marketing cost?

Most builders start with a 30-day AI visibility sprint for $997, with your money back if nothing moves by day 30, credited against the full system if you continue. The full Builder Growth System is $5,000 to set up, then $3,000 a month for a 6-month first term, ad spend not included. Agencies that work only with home builders commonly ask $5,000 a month or more.

What happens in the 30-day sprint?

We ask ChatGPT, Perplexity and Google 20 questions your buyers ask and record who gets named. Then we fix what keeps you out: your Google Business Profile, the Houzz and directory profiles the AI engines quote, and plain fact blocks on your own website about what you build, where and from what price. On day 30 we ask the same 20 questions again. If you are not named in a single one where you were missing at the start, you get the $997 back.

Do you work with home builders in the United States?

Yes. We are based in Dublin, Ireland, work fully remotely, and hold calls with US builders during US business hours. Ger replies to every enquiry the same working day.

Do I need a new website?

Usually, yes, because most builder websites do not show the homes being built now, the price range or a way to book a lot walk. We build it on your own domain from your photos and projects, and nothing goes live until you approve it.

Will an AI phone agent put buyers off?

It only answers when you cannot, it says plainly that it is an AI assistant, and it never quotes prices or confirms bookings you have not agreed. It takes the buyer's details, asks about budget, lot and timing, and emails you a summary straight after the call. It is new: our first builders get it as a pilot, we review every call with you, and you can switch it off at any time.

Do you run Facebook or Google ads for home builders?

Not at the start, because paid ads only pay off once the website, Google profile and call handling are catching every enquiry. We add ads management later if you want it, with the ad spend paid by you directly to Meta or Google.

Why do you only work with one builder per city?

Because the work is about getting one builder named when buyers in that city ask ChatGPT, Perplexity and Google, and we cannot do that for two competitors at once. When a city is taken, we say so and recommend someone else.

Who do the AI engines name in your city?

Ask for the free AI search check and we will send you what ChatGPT, Perplexity and Google say about custom home builders in your city, and where you stand. Ger replies the same working day.
